The sale of 30 Meriam Street will be on an AS-IS basis, recognizing that the interior of the home is in need of substantial cosmetic renovations to achieve its full market value, including but not limited to improvements to the kitchen and baths, repair and re-finishing of hardwood floors, replacement of carpet and other flooring, substantial wall and trim prep, and re-painting throughout. In addition, the side/rear steps, porch, and ramp need substantial work and/or replacement.

30 Meriam Street is currently assessed by the Town of Wakefield for real estate tax purposes at $643,200. The real estate tax for FY24 is $7,236. For reference regarding values in the immediate neighborhood, the property immediately next door at 28 Meriam, which has only 1,436 square feet and 3 bedrooms, sold recently for $725,000.

Attached is a link to the Purchase and Sale Agreement the seller requires to be used for the transaction. Should bidders want to modify any aspect of the proposed document, they must include a proposed Addendum to the P&S document identifying any and all such desired modifications with their bid.
